Kitchen and bathroom design in Tampa
The expensive mistakes in a kitchen or bath happen before demolition: a wall that turns out to be bearing, an island with no room to open the dishwasher, a shower drain that can't move. Drawing it first costs far less than fixing it.
Projects we design
- Opening the kitchen to the living room
- A galley kitchen that needs a new layout, not just new cabinets
- A hall bath turning into a real primary bath
- Moving plumbing to make a layout work
- A kitchen remodel that includes a small addition or bump-out
- A bath designed for aging in place
What you get
Measured existing plan
The room as it is, with windows, doors, plumbing and electrical located.
Layout options
Two or three plans that solve the work triangle, clearances and storage differently, so you can compare.
Cabinet and tile elevations
Every wall drawn with cabinet sizes, appliance openings, tile layout and heights, which is what the installer actually works from.
Lighting and electrical plan
Fixture, switch and outlet locations that meet code and put light where you cook and shave.
Permit drawings
Plans the city or county accepts when walls move or plumbing changes, with structural sheets for any bearing wall.
Specification list
Fixtures, finishes and appliances listed so contractors bid the same thing.
What affects the price
- Whether walls move, especially bearing walls.
- Whether plumbing or gas lines relocate.
- Number of layout rounds and whether 3D views are included.
- Whether the project needs a permit set or just design drawings.
You get a written scope and fee for the design work before anything is drawn.
Kitchens and baths in Tampa Bay houses
Most Tampa kitchens built before 1980 were closed off from the living room by a block or framed wall, and a large share of those walls are bearing. Opening them up is the most common request and the one most worth drawing properly, because the beam, its posts and the footings under them all have to be sized. Slab-on-grade construction also means moving a drain is a saw-cut through the floor, so the layout should be decided before the plumber is standing there.
Humidity drives bathroom decisions here: real exhaust ventilation, materials that tolerate moisture, and a shower that drains well matter more than they would up north.
Common questions
Do I need a permit to remodel my kitchen?
If you move walls, change plumbing or electrical, or alter the structure, yes, in every Tampa Bay jurisdiction. Replacing cabinets and counters in place usually does not. We tell you which category your project falls in.
Can you tell if a wall is bearing?
Usually from the roof framing and the plan of the house, and we confirm it in the attic. If it's bearing, the drawings include the beam that replaces it.
Do you pick finishes too?
We draw the layout, elevations and lighting and can prepare a specification list. Many clients bring their own finish selections or work with a kitchen showroom for cabinets, and we coordinate with them.
How long does kitchen design take?
Two to five weeks for layout and elevations, longer if walls move and a permit set is needed.
